This type of loan can be especially helpful for buyers looking at fixer-uppers or homeowners wanting to increase their property value without taking out a separate construction loan.
5X5 PROGRAM
loanDepot’s 5×5 loan program is a portfolio loan option designed to give borrowers more flexibility than traditional conventional or government financing, typically allowing lower down payments, reduced mortgage insurance requirements, and fixed-rate stability for the first five years before adjusting. It’s a great fit for buyers who may not perfectly meet standard guidelines but still want competitive terms and a predictable payment upfront. Keep in mind: loan guidelines, features, and availability can vary by state—Texas has specific restrictions on certain loan structures and equity products, so borrowers in TX may see differences in how this program is offered or structured.
PROP TAXES & HOMESTEAD
In Texas, filing a homestead exemption is important because it lowers your property tax bill by reducing the taxable value of your primary residence, often saving homeowners hundreds or even thousands each year. To qualify, the home must be your primary residence, and you apply by submitting a homestead exemption form (typically Form 50-114) to your county appraisal district, usually by April 30. Once approved, you generally don’t need to reapply as long as you live in the home. The exemption directly impacts your taxes by removing a set amount (for example, up to $140,000 for school taxes) from your home’s appraised value—meaning you’re only taxed on the reduced amount, not the full value.
